From the 1st July 2021 – 30th September 2021 SDLT is charged on the amount of the purchase price if any that exceeds £250,000 On the 1st October 2021, rates return to what they were before July 8th 2020 starting at £125,000. From 1st July 2021 and thereafter First Time Buyers Relief becomes relevant and that is £300,000. 2% for none UK residents starts on the 1st April 2021. Second Home Charge is unaffected by these alterations.

Discounts Available

A discount of £24.00 inc. VAT is available on Sale and/or Purchase transactions (not RTB) if you are one of the following:

  • First Time Buyer
  • Cash Buyer
  • Buy to Let Landlord
  • Previous Client

If you qualify for more than one of the above discounts only one will apply. 

In respect to the above transactions, there is an additional deduction of £24 Inc VAT if you are a public sector worker, or a Bombardier or Rolls Royce Employee.

No Move No Fee Option

For a payment of £84.00 including VAT upon instruction, you can rest assured that should your conveyancing transaction fall through, for whatever reason, you will not be charged any solicitors fees.

Companies will need to pay additional SDLT at 3% on all residential properties with a purchase price over £40,000. If the 3% SDLT is paid it is paid on the entire purchase price
