Independent Legal Advice (ILA) Certificates where individual directors are guaranteeing mortgages in the names of Limited Companies

Our Fees – subject to approval of matter: £120.00 Inc. VAT
Each additional ILA Certificate at the same time is: £60.00 Inc. VAT

Requirements on an ILA certificate:

  • A personal attendance is necessary at out Derby or Nottingham office.

  • We shall require the guarantees and ILA certificate before the appointment.

  •  We shall need identification documents. We shall require an up to date passport or driving licence for personal ID. If a passport if provided the driving licence can be address ID. If you are providing just a driving licence then you will need to provide further address identification dated within the  last 3 months. This identification can be a bank statement, utility bill or council tax bill showing your home address.

  • We shall also need the mortgage offer.

Our Basic Fees: £480.00 Inc. VAT
Registration Fee at the Land Registry: £40.00 if a new title
(It almost always is a new title in these matters.

Electronic ID searches for each client: £4.50 Inc. VAT
Final Search at the Land Registry before completion: £3.60 Inc. VAT

If we are required to obtain title then the disbursements are £7.20 Inc. VAT for the basic title and £3.60 Inc. VAT for any additional document. However, it is only rarely that we need to obtain title.

SDLT will not be payable unless this is linked to another transaction.

Sale of area of Land being sold for under £20,000

Our fees: £480 Inc. VAT

Application for Possessory Title on all land valued up to £20,000

(This is for all registration fees up to £80,000
For property valued at up to £80,000)

Equity Release Mortgage to a maximum of £200,000

Our Fee: £480 Inc. VAT
Land Registry Fee (Scale 2): £20 up to mortgage of £100,000 or £30 between £100,001 and £200,000

Other searches maybe required by separate Solicitors instructed by the Lenders.
If the property is Leasehold then we charge an additional £120 Inc. VAT There will be Freeholder costs to deal with.

For a payment of £70.00 including VAT upon instruction, you can rest assured that should your conveyancing transaction fall through, for whatever reason, you will not be charged any solicitors fees. This fee is payable per transaction and therefore if you had a sale and purchase with us you would need to pay £70.00 for each.

Should your sale or purchase fall through without having taken the No Move/No Fee option we will charge a fee as is reasonable for the amount of work done by that stage.

A discount of £20.00 plus VAT (£24.00) is available on all transactions if you are one of the following:

  • First Time Buyer
  • Cash Buyer
  • Buy to let Landlord
  • Previous client (where we acted for over the last 3 years)

If you qualify for this discount, simply deduct this amount from your total online quote and advise us of your circumstances on instruction.

Terms and Conditions
