Instruct Us Following a Quote

If you wish to instruct us please do so in the following way:

All clients need to be aware that you must only use the bank account that we will give you at the outset for sending money to us. Please at all times check our bank details carefully because false details can be sent by fraudsters.
You also need to be aware that there are cases where sellers are being impersonated by criminals. If you have any concerns about this when buying a property, please contact us immediately.

As a result of the increased risk posed by cyber fraud and especially those relating to bank account details, please note that Campions Solicitors and Estate Agents Limited’s bank account details will NOT change during the course of a transaction. Please be vigilant and ensure caution is exercised when opening any emails, attachments or links and when responding to any requests for your bank account details. We will not accept responsibility if you transfer money into an incorrect bank account.

We disclose the compulsory searches that you need immediately, others may not.

No extra charge for dealing with your mortgage lender

No extra charge for complex matters or unregistered titles.

No extra charge for dealing with SDLT (Stamp Duty) on completion

No extra charge for quick completions

Please look at other firms quotes carefully. If you send them to us we shall tell you if there are any hidden charges and what to look out for.

We do not pay referral fees to estate agents which keeps our costs down. Beware estate agent referrals because they will receive referral fees.

SDLT on Staircasing

For a payment of £70.00 including VAT upon instruction, you can rest assured that should your conveyancing transaction fall through, for whatever reason, you will not be charged any solicitors fees. This fee is payable per transaction and therefore if you had a sale and purchase with us you would need to pay £70.00 for each.

Should your sale or purchase fall through without having taken the No Move/No Fee option we will charge a fee as is reasonable for the amount of work done by that stage.

A discount of £20.00 plus VAT (£24.00) is available on all transactions if you are one of the following:

  • First Time Buyer
  • Cash Buyer
  • Buy to let Landlord
  • Previous client (where we acted for over the last 3 years)
  • Public Sector Worker

If you qualify for this discount, simply deduct this amount from your total online quote and advise us of your circumstances on instruction.

Terms and Conditions

Only one deduction per transaction (e.g if both cash buyer and buy to let landlord we deduct £24.00).

  • The above quotes do not include any work in connection with divorce disputes where there are proceedings between parties.
  • In respect of 2nd homes/Buy to Let properties, 3% SDLT may be payable. Please contact us on with any enquiries.
  • We do not act, except in exceptional circumstances/at our own discretion for any property with a consideration of £700,000 and over.

Fraud Prevention:

Unfortunately (although in rare instances) individuals have sold/attempted to sell properties they do not own. This is a nationwide problem though we have not had any instances. However, we must make it clear we do have very strong checks  on identity of individuals for whom we act for on Sales.
